Trulia, Zillow, Homes.com Deliver Leads

In April, 28 percent of all leads distributed to RE/MAX agents in eNeighborhoods regions resulted from new marketing partnerships with Homes.com, Trulia and Zillow. And in March, these partnerships delivered 29 percent of leads.

Your remax.com listings began reaching more potential homebuyers and sellers in December 2010 when RE/MAX entered a marketing partnership with Homes.com, and then again in March 2011 with Trulia and Zillow.

As a result of these partnerships, RE/MAX agents have received an average of 12 million more pages views each month.

Get your listing leads
Until leads from all of the syndication partner sites are integrated with LeadStreet, please be aware of the following guidelines for receiving leads on your listings:
•Homes.com – All leads are distributed via LeadStreet. You do not need a separate account to receive your listing leads.

•Trulia.com – An account was created for you automatically. Information about accessing this account was emailed to you within weeks of launching the partnerships. If you have questions about your Trulia account, call (800) 544-0495. Leads are sent directly to your email as well as stored in your Trulia account.

•Zillow.com – Leads are sent directly to your email, however you must set up an account with Zillow to maximize your branding and lead opportunities. Metro Message

Welcome to this edition of the Monday Morning Message.....I hope each of you had a weekend filled with lots of fun and relaxation. Let's keep the train moving forward this week. We have all accomplished many things so far this year and the future is looking bright. We need to prepare for tomorrow today, but we must also make the very most out of the moments we have now. It's a tough balancing act, but we can do it. Life is not a race to the finish-line. We should enjoy the weather. We should enjoy the opportunities and things around us. We should enjoy our time to ourselves and make the very most of it with others. The goal should not be to get to the end or finish as quickly as possible. It should be to do things always with energy and love. The challenge is not getting to the end of the road or task or assignment. The challenge is getting to the end with a smile, memories, and stories to tell. Enjoy this week and make the most of each moment.

Welcome to this edition of The Metro Message.....I hope all of you had a weekend filled with fun, enjoyment, and some relaxation.

I want to start this week by sharing last months sales statistics with you.

RE/MAX Metro Agents closed 121 sides and $19.5 Million in volume. Great job! This is done one sale at a time and by outworking the competition. Keep up the great work.

We all should know that the things that we truly want will not just come to us. Yes, for those that did not know that, we really have to work to have all the things we truly want. If we want happiness from others - we have to work on providing happiness to others. If we want to travel and see the world - we must take steps now to make that a reality. If we want a great big house and lots of toys - we must do things each day that will provide us the ability to have and keep them. Here is the point: We must take responsibility for the things we want to do and have. We must take action each day to bring us closer to the things we want and want to have. We must stay on the path and be thankful each step of the way. I wish you all to have everything in your life you desire, but you are the one that needs to do something to get it. Make it a great week.

ENCOURAGEMENT CORNER...

You Can Do Anything You Believe You Can

Just start somewhere. Resolve to do something.
You might even write out what you want to
accomplish. Then explore what you need to do to
reach you goal, and start doing it, step by step.
It's the same as if you were planning a trip: you
get a map, make your preparations, and then start
traveling the right road.

Don't get "bound up" in any problems that stand
in your way. Do something every day to resolve
them. Trust your instincts. Do one thing at a time.
Remember... if you sow seeds of fear, doubt, panic,
and procrastination, it will most likely work against
you. If you keep doing the same things you're
doing now, you will keep ending up in similar
places to where you are now.

Once you start making progress towards your goal,
you will be magically propelled towards eventual
reward. Just keep listening and taking direction
from inside you. Be patient; your dreams will not
come true overnight. But start now, and go with
love and courage and confidence. Don't be afraid.
You can do anything you believe you can. And
don't forget to keep an open mind and heart to
check yourself along the way.

'Time to Buy Again,' says Fortune

"After four years of plunging home prices, the most attractive asset class in America is housing," proclaims Fortune magazine, one of the world's premier business publications, in its April cover story.

The article, headlined "The Return of Real Estate," explains that several market forces have created a more promising outlook for the industry. An excerpt:

So let's state it simply and forcibly: Housing is back. Two basic factors are laying the foundation for dramatic recovery in residential real estate. The first is the historic drop in new construction. The second is a steep decline in prices, on the order of 30% nationwide since 2006, and as much as 55% in the hardest-hit markets. The story of this downturn has been an astonishing flight from the traditional American approach of buying new houses to an embrace of renting. But the new affordability will gradually lure Americans back to buying homes. And the return of the homeowner will start raising prices in many markets this year.

The author, Senior Editor-at-Large Shawn Tully, acknowledges that demand has been extremely weak in recent years, but notes that a "remarkable shift in home affordability" and the cost of owning vs. renting bode well for housing's immediate future.

The second measure, the cost of owning compared with renting, should also inspire potential buyers. In 28 out of 54 major markets, it's now cheaper to pay a mortgage and other major costs than to rent the same house. What's most compelling is that in all of the distressed markets, owning now wins by a wide margin -- a stunning reversal from four years ago. It now costs 34% less than renting in Atlanta. In Miami the average rent is now $1,031 a month, vs. the $856 it costs to carry a ranch house or stucco cottage as an owner.

Some cities, especially those not immersed in foreclosures, will rebound sooner than others, Tully writes, but even the hardest-hit markets have reason for some level of optimism. One big reason: Investors.

"People always want to live in those sunny locales, and their job markets are starting to recover, albeit slowly. In foreclosure markets, the inventory problem is far greater because it includes not just traditional resale homes but millions of distressed properties. Fortunately those houses are now such a screaming deal that investors, including lots of mom-and-pop buyers, are purchasing them at a rapid pace."

The bottom line, Tully concludes, is that it's a great time to buy. His article's final advice for those on the fence:

Beat the crowd.
